Inventory Make
An inventory is a report created specifically for a residential or commercial tenanted property; it is intended as
an independent opinion and informative guide to both landlord and tenant about the condition of any fixtures,
fittings, furniture, contents and décor. It also includes all furnishings and owners possessions.
Check In
The check-in appointment is preceded by the Inventory Make. This appointment is between the tenant and the Inventory
Clerk. The Clerk will go through the inventory report of the fixtures, fittings, conditions and level of cleanliness
of the property.
Meter readings for electric, gas and water are inclusive of the cost of a Check-in appointment.
Check In Report
An Check In report is a more summary document and is again created specifically for a residential or commercial
tenanted property; it is intended as an independent opinion and informative guide to both landlord and tenant about
the condition of any fixtures, fittings, furniture, contents and décor.
Check Out
On termination of the tenancy a check-out appointment is made for the property. The inventory report is rechecked,
any discrepancies and/or variations will be reported to the client. The check-out report will indicate, in the opinion
of the Clerk, as to whether there is any liability on the tenant, or whether such deterioration could be assessed as
fair wear and tear.
Meter readings for electric, gas and water are inclusive of the cost of a Check-Out appointment
